Service Manager – Voids
We are a leading property management organization committed to providing high-quality housing services and maintenance solutions. We are seeking an experienced Service Manager – Voids to oversee and optimize the management of vacant properties, ensuring they are ready for occupancy in a timely and cost-effective manner.
Role Overview
As the Service Manager – Voids, you will be responsible for managing void properties, ensuring swift turnaround times while maintaining quality standards. You will lead a team of professionals, coordinate with contractors, and implement strategies to enhance efficiency and minimize void periods.
Key Responsibilities:
- Oversee the end-to-end voids process, from property inspection to handover for occupancy.
- Manage and monitor contractors and in-house teams to ensure timely and cost-effective delivery.
- Conduct regular property inspections to assess required works and ensure compliance with standards.
- Develop and implement strategies to minimize void periods and optimize operational efficiency.
- Maintain accurate records of void properties, budgets, and timelines.
- Collaborate with stakeholders, including property managers and housing officers, to align goals and ensure smooth transitions.
- Monitor and report on key performance indicators, identifying areas for improvement.
- Ensure compliance with health and safety regulations, property standards, and organizational policies.
- Train and mentor team members, fostering a culture of excellence and collaboration.
Requirements:
- Proven experience in property management, maintenance, or a similar role, with a focus on voids.
- Strong leadership and organizational skills, with the ability to manage teams and contractors effectively.
- Excellent problem-solving and decision-making abilities, with attention to detail.
- Familiarity with property regulations, health and safety standards, and compliance requirements.
- Strong communication and interpersonal skills, capable of working with diverse stakeholders.
- Proficiency in property management software and tools.
- Degree in Property Management, Business, or a related field is preferred but not essential.
